Preparing Your Home For Sale
When we list your home, we assist you in every step of preparing your home for release to the market for sale. To get you started, we’ve provided a list of home tips to help present your home to buyers in the best possible light. Any time or money spent on these items will bring you back more in return, and in our experience, a quicker sale.

Tips For Selling Your Home: Inside Your House
We will consult on all of the following:

  1. Clear all unnecessary objects from the kitchen countertops. If it hasn’t been used for three months, put it away! Clear refrigerator fronts of messages, pictures, magnets, etc.
  2. In the bathroom, remove any unnecessary items from countertops, tubs, shower stalls and commode tops. Keep only your most needed cosmetics, brushes, perfumes, etc., in one small group on the counter or in cabinetry. Coordinate towels to one or two colors only.
  3. Rearrange or remove some of the furniture if necessary. As owners, many times we have too much furniture in a room. This is wonderful for our own personal enjoyment, but when it comes to selling, you need to thin out as much as possible to make rooms appear larger.
  4. Remove, add or rearrange art or objects on wall, patch and paint if necessary.
  5. Review the house inside room by room:
    a) Paint any room needing paint including any woodwork or walls that are chipped or cracked
    b) Clean carpets or drapes as needed.
    c) Clean windows.
  6. Make sure the closets and garage are not “too full.” Rent a storage unit if necessary.
  7. Address any possibly offensive odors, such as kitty litters or cigarette smoke.
  8. During showings turn on all the lights and lamps. Have stereo FM or a CD on during the day for all viewings.

Tips For Selling Your Home: Outside Your House
Go around the perimeter of the house and move all garbage cans, discarded wood scraps, extra building materials, etc., into the garage, or discard.

  1. Check gutters and patio/porches, make sure they are swept and cleaned.
  2. Look at all plantings - prune bushes and trees, keep plants from blocking windows.
  3. Weed, then mulch all planting areas. Keep lawn freshly cut and fertilized. Remove any dead plants or shrubs. Click here to go to our Living Green Page to find environmentally friendly options.
  4. Clear patios or decks of all small extraneous items except sizable planters & gas grill.
  5. Clean out debris from under porches and patios.
  6. Check paint condition of the house — especially on the front entry and trim. First impressions matter.

In General
Look at your house “through the buyer’s eyes” as though you’ve never seen it or been there before.
